What buying here actually involves
The five steps above are the shape of it. This is what each one takes — in time, in money, and in who does the work. An illustrative purchase, not a particular customer.
You shortlist, and an agency who speaks your language films or visits the ones you cannot see yourself. Most buyers narrow ten listings to three this way before booking a flight — and some never fly at all.

The title is checked at the Public Registry: who owns it, whether anything is owed on it, whether the registration matches the building. This is the step that protects the money, and it is the one foreign buyers most often skip because the process here feels fast enough to make it seem unnecessary.

Terms are agreed and the contract signed. If you cannot be in Georgia, a power of attorney lets someone you appoint sign for you — which is how a good share of purchases here are completed without the buyer ever landing.

Ownership is recorded at the National Agency of Public Registry. There is no purchase tax and no stamp duty — the registration fee is the whole of it, and the express option exists because the standard one is already fast.

You can rent it out, apply for residency if the value qualifies, or leave it. Agencies in the network handle management and re-letting for owners who are not in the country, which is most of them.
