Who operates this site

Kavlian is a trading name and is not currently a registered company. The service is operated by its owner as an individual. These terms will be updated with the registered entity's details once incorporation is complete.

What Kavlian is — and is not

Kavlian is a property search platform and an introduction service. We aggregate listings for Georgia and connect buyers with independent estate agencies.

We are not an estate agent, a broker, a lawyer, or a financial adviser. We do not own, sell, let or manage any property listed on the site, and we are not a party to any agreement you reach with an agency, a seller or a landlord. Any contract you sign is between you and them.

Introductions are free for buyers. Agencies pay us for access to the platform. That is our commercial relationship with them, and it does not make them our agents or us theirs.

Listings and accuracy

Listings come from third parties — partner agencies and public property platforms. We take reasonable care, but we do not independently verify every price, measurement, photograph, legal status or availability, and we cannot guarantee that any listing is current or correct.

Treat the site as a starting point for your own checks, never as a substitute for them. Before committing money to a property you should obtain an up-to-date extract from the National Agency of Public Registry and take independent legal advice.

Partner agencies

Agencies on Kavlian are independent businesses. We review applications before approving them, but a review is not a guarantee of their conduct, advice, service or results.

If something goes wrong with an agency, we want to hear about it — write to us and we will investigate and may remove them from the platform. That is separate from any legal claim you may have against them, which remains yours to pursue.

No professional advice

Nothing on this site — including guides, calculators, blog articles, market reports and tools — is legal, tax, financial or investment advice. Figures are estimates and illustrations, taxes and thresholds change, and your circumstances are not covered by a general article.

Property purchase carries risk, including the risk of losing money. Take professional advice before you commit.

Using the site

You may use the site to search for property and to contact agencies about a genuine interest.

You may not: scrape, copy or systematically extract listings or contact details; use automated tools to access the site at scale; use contact details obtained here for marketing or any purpose other than the enquiry they were given for; attempt to disrupt the service or access accounts, data or areas you are not entitled to; or submit false, misleading or unlawful information through our forms.

Agency accounts

Agency accounts are approved manually and are personal to the agency they are issued to. You are responsible for keeping your sign-in details secure and for everything done through your account.

We may suspend or permanently remove an account for breach of these terms, for misuse of buyer enquiries, or where listings are misleading. Where an account is removed, buyer enquiries return to Kavlian and are reassigned.

Intellectual property

The site layout, text, tools and branding belong to the operator. Listing content and agency materials belong to whoever supplied them.

You may link to the site and quote short extracts with attribution. You may not reproduce substantial parts of it, or use it to build a competing database.

Third-party links

The site links to external websites, including the sources of aggregated listings. We do not control them and are not responsible for their content, accuracy or privacy practices.

Availability and changes

We aim to keep the site available but do not promise uninterrupted access. Features, listings and these terms may change. Material changes to these terms will be reflected in the date at the top of this page.

Liability

To the extent permitted by law, we are not liable for loss arising from reliance on listing information, from your dealings with an agency, seller or landlord, or from any property decision you make.

Nothing here excludes liability that cannot lawfully be excluded, including liability for fraud, and nothing limits mandatory consumer rights under the law of your country of residence.

Privacy and cookies

How we handle personal data is set out in our Privacy Policy. Analytics cookies are only set if you accept them; you can change that choice at any time from the link in the footer.

Governing law

Governing law and jurisdiction will be stated here once the operating entity is registered. Until then, nothing in these terms limits any mandatory consumer rights you have under the law of your own country of residence.
