Indian citizens can buy and own apartments and commercial property in Georgia with full ownership rights, on the same terms as any foreign national. There is no purchase tax and no nationality restriction beyond agricultural land. The difference from many other buyers is entry: Indian passport holders need a visa for Georgia, normally an eVisa for stays of up to 30 days, and since January 2026 every visitor also needs travel insurance.

How do you get into the country?

Indian citizens apply for a Georgian eVisa through the official portal at evisa.gov.ge, which covers tourist stays of up to 30 days. Long-term visa categories are not handled online and require an in-person application at the Embassy of Georgia in New Delhi.

Since 1 January 2026, all tourists entering Georgia must hold a valid health and accident insurance policy with minimum coverage of 30,000 GEL, roughly USD 11,000. This is a condition of entry, not a formality — arrange it before you fly.

The residence permit based on real estate now requires appraised holdings of USD 150,000 or above. This rose from USD 100,000 on 1 March 2026 — a 50% increase, and the single most important recent change for anyone buying with residency in mind.

The threshold applies to your total registered holdings, not a single purchase, so two smaller apartments can qualify provided each is registered and valued by an accredited appraiser. There is no minimum stay requirement and no language test.

What do the numbers look like?

Taxes are simple and low by most standards: no purchase tax, a flat 5% on residential rental income for individuals, and no capital gains tax on residential property held more than two years.
