How does the purchase work?

  1. Agree the property and the price. Nothing binds you yet.
  2. Have the title checked. An independent lawyer takes the Public Registry extract and confirms the owner, that there are no debts or mortgages, and that the flat matches its registration. Pay for this step; it is the one that protects the rest.
  3. Sign, at the Public Registry or before a notary, in person or by power of attorney.

What about banking and transfers?

This is the part that needs planning, and for Ukrainian buyers more than most, because wartime capital controls and the compliance checks that surround them add steps. Three things help:

  • Send from an account in your own name. A transfer from a relative's account is the most common reason a payment sits waiting on compliance.
  • Bring the source-of-funds documents. Salary, business income, the sale of another property — with paper. Georgian banks are correspondent-banked through Europe and apply those standards.
  • Open the Georgian account after you own the property. Walking in with a Registry extract in your name changes the conversation.

Can you stay in Georgia?
